1. Who we are and what we do

The Yellow Page (yellowecuador.com), operated by [Legal name and RUC — pending], is a platform that brings together property listings, real-estate professionals, services and community in Ecuador.

We are not a party to the sales, purchases or rentals agreed through the site, we do not act as a broker, and we receive no money from those transactions.

2. Your account

You must be over 18 and give truthful information. You are responsible for what is done with your account and for keeping your password safe.

You accept these terms electronically when you create your account or buy a plan. Under Ecuador's Electronic Commerce, Electronic Signatures and Data Messages Law, that acceptance is as valid as a signature on paper. When you buy a plan we keep the version you accepted and the date.

We may suspend or close accounts that break these terms, show signs of fraud, or put other users at risk.

3. Listings and professional profiles

What you publish must be true, available and authorised by you: the property's real price, location, features and photos, and photos you hold the rights to.

If you state a license or professional registration, it must be current. Verification badges mean we reviewed certain documents on a given date; they do not guarantee a professional's future conduct.

Discriminatory, misleading or duplicate listings, or listings for properties you cannot offer, are not allowed.

Short-term rentals: if you offer stays by the day or week, you are responsible for holding the registrations and permits the Ministry of Tourism and your municipality require, and for declaring and paying the applicable taxes.

4. Reviews and community content

Reviews must reflect a real experience with the professional. Paid, fake or self reviews are not allowed.

We may moderate, hide or remove content that breaks these rules or the law, and act on reports from other users.

If you believe published content infringes your rights (for example, your photos used without permission), write to hello@yellowecuador.com with the link and proof of your right: we review it and, where it applies, remove it.

5. Prohibited use

Scraping data, sending spam, impersonating someone, trying to access other people's accounts or data, getting around security measures or usage limits, or using the site for unlawful purposes.

6. Plans and payments

Plan and featured-placement prices are published on the pricing page, in US dollars, stating next to each price whether it includes VAT (IVA) or VAT is added at checkout. Before you pay you see the breakdown, the total including VAT, the period and how it renews.

Plans renew automatically at the end of each period until you cancel them; you can cancel online at any time and the cancellation takes effect at the end of the paid period. Cancellation, renewal, the right of withdrawal and refunds are governed by our Cancellation and refund policy.

7. Content and intellectual property

You keep the rights to what you publish and give us a free, non-exclusive licence to display and distribute it on the platform while it is published. The Yellow Page brand, design and software are ours.

8. Indicative information and liability

Valuations, market statistics, seismic-risk information and assistant answers are indicative estimates drawn from public sources, not appraisals, technical studies or professional advice. Check each property's details before making decisions.

To the extent the law allows, we are not liable for the accuracy of listings published by third parties or for transactions between users.

9. Privacy

How we handle your personal data is governed by our Privacy policy.

10. Governing law and changes

These terms are governed by the laws of the Republic of Ecuador. Nothing in them limits your rights under the Organic Consumer Protection Law. If we change them in a significant way, we will tell you before they take effect.
